The Tender Process:

The tender process is where you select a builder. We prepare Tender drawings and issue them to reputable builders for you; you can use builders from your list, our list or both. A tender drawing is a detailed drawing illustrating building components for perspective builders to price competitively. The more detailed the drawings, the more accurate the price will be.

·     Tender drawings make pricing easier; all builders are pricing the same items.

·     A tender drawing is a legal document. If it is shown - the builder must build it.

·     You plan your building before you start building. It eliminates a certain amount of stress.

·    You can price off a planning drawing, but tender drawings are more accurate and detailed, getting you a more accurate price and a better idea of the building.

Construction drawings:

Once the job is fully tendered and builder is selected, a meeting takes place between client, builder and architect. Contracts are signed and building details are discussed. Often times, items are added or removed from tender at this point. When everything is agreed, we do a construction drawing. This drawing is what the builder uses during construction.

Supervision:

This is a service that we offer which involves bi-weekly site meetings. The builder, client and architect discuss process, take minutes and record all site activity. This is a good way to keep a project running smoothly.

Observation:

Your bank may require that you get stage payments, this means that instead of drawing down your entire mortgage at once you draw down the money, as you need it. You bank will need confirmation that the work is done from a qualified person.
