Building Energy Rating (BER)
A Building Energy Rating (BER) is an indication of the energy performance of a home or building. It measures the amount of energy required for space heating, water heating, ventilation and lighting under standard occupancy conditions, allowing you to compare the energy efficiency of different properties.
A BER is similar to the energy label found on household appliances such as refrigerators. Since May 2026, BER certificates use a simplified rating scale from A0 to G, with A0 representing the most energy-efficient, zero-emission buildings and G representing the least energy-efficient. Properties with higher BER ratings generally have lower energy costs and reduced carbon emissions.
A valid BER certificate is required when a home is offered for sale or rent, and is also required for most newly constructed homes before they are occupied. If you are buying or renting a property, you are entitled to receive a copy of its BER certificate from the seller, landlord or their agent.
Each BER certificate is accompanied by an Advisory Report, which outlines practical measures that can improve the energy efficiency of the property and potentially reduce energy bills.
BER certificates are valid for 10 years, provided no significant changes have been made to the property that would affect its energy performance.
Certain categories of buildings are exempt from BER requirements, including some protected structures, places of worship, temporary buildings and other buildings specified in the Building Regulations.
BER assessments may only be carried out by SEAI-registered BER Assessors, who are trained and certified to assess buildings in accordance with the national BER methodology.

When you choose us to carry out your BER assessment, we will arrange an inspection at a time that is convenient for you. Following the survey, we will complete your assessment and, in most cases, issue your BER rating within one week.
Once your BER has been published on the SEAI National BER Register and payment has been received, we will provide you with your official BER Certificate and Advisory Report by email. Printed copies can also be provided on request.
